We offer tours by appointment only, as our leasing office is offsite.
Our leasing office is a short drive from Delta Flats.
To apply, visit deltaflats.com, browse the available floor plans, and select your desired apartment. From there, you can create an account and submit your application.
Applications are typically processed within 1-3 business days, depending on the approval status. The timeline may also vary based on how quickly the applicant completes the income verification.
You will pay a $50 non-refundable application fee per applicant, a $500 hold fee (applied toward the $1,000 security deposit), and a $75 one-time admin fee.
If you do not have a rental history, you may be required to obtain a guarantor.
We accept online payments only through the resident portal.
Rent payments are submitted through our resident portal, on the Towne Resident App, or through our website at DeltaFlats.com
Water/Sewer charges are added to your monthly rent which is charged per your individual usage. There is an $8.50 admin fee associated with this for the provider YES Energy Mgmt.
Yes. You can use the insurance provider of your choice and we offer affordable third party insurance as well.
Trash removal is included in your rent.
Water/Sewer is set up by the property. Duke Energy is our electric provider and you will need to call Duke at 1-800-544-6900 or go to their website to set up. For Cable/Internet you can contact our Altafiber representatives at 513-397-9591.
We have an exclusive partnership with Altafiber.
We offer a referral bonus. Please contact the leasing office for details.
Guests are required to comply with the same rules and regulations as residents. All residents are responsible for actions of their guests.
Pricing options may be available for longer lease terms. Please contact the leasing office for details as some restrictions apply.
No, your security deposit will not transfer to the new community and you will need to pay a new security deposit.
Subletting is not permitted.
Lease buyout policy: 60-day written notice required on the last day of the month, along with a two-month early termination fee.
We do not offer short-term leases.
We do not offer corporate leases.

Pool is available 10am-10pm seasonally
We have FREE parking available for residents only.
Each apartment features their own stackable full size washer and dryer.
All apartments include Refrigerator, Range, Microwave, Dishwasher.
We can offer furnished apartments through CORT Furniture.
We cannot hold packages at the leasing office. We suggest having packages delivered directly to your apartment.
The fitness center is open from 6am-11pm.
In our gym, we have a treadmill, an elliptical, a weight Bench, free weights, and a shoulder/chest press machine.
Quiet hours are from 11pm-7am. $100 deposit for clubroom rental with $50 refundable if cleaned thoroughly and trash emptied and removed.
Pet Policy
We are a pet-friendly community.
$35/month pet rent (per pet) and $300 pet deposit ($150 refundable, $150 non-refundable pet fee). No more than two pets per apartment. Small dogs on first-floor apartments only.
Yes, we have a 50 lb. weight limit and a list of breed restrictions.
No, but we are situated in a neighborhood perfect for walks with frequent doggie depot stations nearby.

Our leasing office address is 1055 St. Paul Place, Cincinnati, OH 45202 in the charming Mt. Adams neighborhood. However, our Delta Flats community is located at 427 Delta Ave, Cincinnati, OH 45226.
The closest cross streets are Delta Ave & Widman Pl.
Yes, there is a METRO Bus stops right at the Delta Flats entrance.
Our community is located in the charming and historic neighborhood of Columbia Tusculum, adjacent to the Mt. Lookout neighborhood.
Our community is in the Cincinnati Public School District.
Otto Armleder Dog Park is approximately 2 miles away, a 5-minute drive.
Delta Ave has a dedicated bike lane and connects to Riverside Drive and provides access to the Little Miami Scenic Trail and Lunken Loop.

Both Fulton Yards Coffeehouse & Spirits and Starbucks are walking distance from Delta Flats apartments.
Maintenance
Apartments are professionally painted, cleaned and carpet cleaned.
We have a maintenance technician onsite most business days.
Residents can submit maintenance requests online in their resident portal.
Our maintenance techs will knock loudly on your apartment door prior to accessing to address any maintenance requests.
You do not need to be home. Â Maintenance will perform non-emergency maintenance work orders during business hours, M-F 9am-5pm.
Call the maintenance emergency line and the on-call technician will let you in for a fee and with proper identification.
